These are the Terms and Condition of Business for services provided between Letsure Landlord Solutions as an independent inventory company and property management services and a representative of the letting agent or private landlords. The commissioning of such services by a representative shall be regarded as an agreement to these terms and conditions and our current scale of fees.
Our services include preparing detailed inventory reports, check in, check outs, updates and interim inspections.
It is the representative’s responsibility to make sure that all parties are aware of our terms and conditions. Letsure Landlord Solutions accept no liability for the representative not making all parties aware of our terms and conditions.
Once an instruction is received an agreement is deemed to exist between Letsure Landlord Solutions and the representative under these terms and conditions and our current scale of fees.
Fees & Payment
In the case of an inventory report, check in, check out, update or interim inspection payment will be due no later than 30 days from the date of invoice.
Letsure Landlord Solutions have a set scale of fees for the inventory service. If there are any differences to the property either in number of rooms or in the case of an over furnished property, extra charges will be incurred. Travel compensation will also be incurred for properties outside the agreed service area, discussed at the time of instruction.
It is the obligation of the representative to provide Letsure Landlord Solutions with the correct information at the time of booking a service. At the time of the actual service being carried out at the property, it is found that Letsure Landlord Solutions were given incorrect instructions or misleading information previously Letsure Landlord Solutions will carry out the service but will charge an extra fee for the inconvenience.
In the case of the inventory service additional rooms are subject to extra charges as stated on Letsure Landlord Solutions price list and the current fee is £10 per room. Additional rooms include conservatories, garages (if more than one), any additional living rooms, bathrooms and outbuildings.
Over furnished properties will be subject to additional charges which will be discussed at the time of the booking. In the event that the property if found to be over furnished and that Letsure Landlord Solutions was not informed at the time of booking then there will be an extra charge of 20% of the total cost of the inventory.
An abortive fee of £30 will be charged when a service can not be carried out due to circumstances beyond our control. This may include, incorrect keys, access cannot be gained, the tenant denying access, the tenant has not fully moved out or maintenance (including cleaning) still to be carried out at the property.
Letsure Landlord Solutions will wait for up to 15 minutes after the agreed appointment time. After the 15 minute waiting period if no access to the property is available Letsure Landlord Solutions will abort the service and the abortive fee of £30 will apply. If access is available and no person is present then Letsure Landlord Solutions will carry out the service without persons present and the completed report will be forwarded to the representative.
Any discrepancies from the representative, resulting in the service needed to be carried out again by Letsure Landlord Solutions will be rescheduled and the full cost will apply.
