A detailed inventory report is carried out by one of our Agents at the property prior to the Tenant checking in, an integral tool for effective property management.
Our Agents will identify any pre-existing wear or tear (to avoid later disputes), document cleanliness, Smoke & CO Alarms tested, meter readings documented and letting checklist.
It will be this condition that your Tenants will be expected to maintain throughout their tenancy.
Once completed, a copy of the report is issued to the Tenant and an SMS is sent requesting the Tenant to review the inventory report and confirm receipt.
Once the Tenant has had the opportunity to review the details of the Landlord inventory report, the Tenant is asked to approve and sign off the report online.
If the Tenant fails to approve the report, we will issue auto reminders as part of our inventory and check out process.
Once approval is received, we will inform the Landlord to handover the keys on date of check in.
When the tenancy has come to an end, one of our agents will inspect the property to identify any damage or issues considered beyond reasonable wear and tear.
All issues will be documented with detailed, time stamped photographic evidence and generated into a easy to navigate report.
This report will form the basis of any potential claim for repairs, replacement and cleaning costs from the Tenants deposit.
